Requirements
When you have chosen your way in which to make an application to Awesome Mortgages, you will need to support your application with required documents and forms. This is not a difficult process and when all your documents and forms are received it only takes us a short time to approve your loan subject to a valuation. Sometimes only 4-5 hours but normally no more than 48 hours. Your valuation will be back usually in 3-4 days from a certified external valuer who is on our panel. Then generally we will be able to hand you your unconditional finance offer within 24 hours.

The required documents (all types of loans) you will need are:
All applications:
- Application form signed by all parties completely filled out and correctly; including bank account details for direct debiting and requirement for access card, cheque and deposit books.
- Privacy act forms
- Loan Purpose Declaration
- Service Nomination
- Application and valuation fee plus signature in signing area
- 100 points form and supporting evidence (drivers lic, passport, medicare card)
If A Refinance:
- Council rates notice current
- Up to date loan (inc cc, other and mortgage) statements – 6months Full doc, 12 months lo doc
If a purchase:
- Contract of sale, executed copy
- Savings for last six months (full or low doc)
- Deposit & Costs (quick start i.e. 90/10, approval for 10% in pl and other (fhog/gift/etc))
- Evidence of funds to complete (bank statement usually)
- FHOG form if applicable
Investment Loan Evidence:
- Letter from rental (Real estate) agent or
- Monthly statement from rental agent or
- Copy of current lease
Income details:
PAYG & Permanent part time/casual/contract
- 3 recent pay slips
- Completed signed employment verification form
And
- Letter from employer on their letterhead (acn/abn showing) with term of employment, base salary, regular overtime, duration of contract and ATO advices
Plus
- Group certificate and ATO advices (please note will also be required)
Or (preferred)
- Last 2 years tax returns (*) and ATO advices (*required if other than regulated)
Self Employed (Full Doc)
- Last 2 years tax returns and ATO advices for all related entities both individual, company or partnership
And
- Self employment Income verification form
Self Employed (Lo Doc)
Non-conforming applications:
So you've sent us all you documentation and your loan is approved… Now our solicitors will send you the relative mortgage documents and settle your loan for you. After that its simply up to you to start enjoying your home and your new found freedom.
